Welcome to the PCOA President's Blog

This is the first, of what I hope, will be many postings. In my time on the Board here at Pasadena Cove, I have been frustrated by not being to communicate with the Residents in a timely manner. This blog is just one more way to "get the word out".

How about some status:
The Big Hole: It has taken too long to repair the road. But it has not been for the lack of trying. I understand how frustrated and angry many of the Residents in Building 4 are. We have worked hard to make this repair correctly and quickly. We have been stymied at almost every turn. We met with the Building Official from South Pasadena today and we think we know what he wants to ensure that the repair is done correctly. Please understand that the engineer that designed the repair had the Building Official's input several months ago and incorporated it in the specifications. When it came time to pull the permits, the Building Official changed his mind.

Hopefully, this project will be done by the end of next week.

The contractor will make the actual connection late at night to minimize the impact on the residents. We will probably have to shutdown the entire complex for a few hours during this connection period.

The Pool Deck: We always planned to replace the deck surface with composite wood. We had the engineer develop specifications and a bidding package. We received five bids from five qualified bidders. Only four of the bids were considered based on the Association's Attorney's review of the Terms and Conditions. The lowest bid was in excess of $70,000. The Facilities and Maintenance Committee recommended a more cost effective repair of the damaged wood to the Board. The Board approved the recommendation and we are now awaiting a modification to the specifications so we can rebid the job.

We are going to recommend that the western most ten feet of the deck be removed as this is in constant contact with the ground and subject to constant degradation. You will be asked to vote on this during the annual balloting.
